                                         Balsam Bay Resort 2008 Cabin Rates & Policies

          Extra persons over Base Rate:  $15/night or $75/week.
* 3 & 4-nite mini-vacations must begin or end on Saturday during Peak Season.
                                      ** Holiday weekends require a three-night stay. 
Cabin #6 is NON-SMOKING; all cabins have buckets outside for cigarette butts-please do not litter! 

*  $200 deposit (per week) to hold cabins 1-5, Cabin 6 requires a $400 deposit.  $150 deposit required for less than a week.  Deposits must be received within 7 days of a reservation.  Deposits less a $40 admin. fee will be refunded only with a cancellation notice of 60 days or more prior to your arrival date and if the cabin is re-booked for your entire reservation.

*  $250 non-refundable deposit per cabin is required for groups reserving more than two cabins with the balance due 30 days prior to arrival.              
                                                     Check-in time after 3:00 pm  (please, no early arrivals). 

The balance of your lodging charge is due upon registration.  All other rentals, charges, and purchases made during your stay should be taken care of the night before your departure.  Your personal check or cash are preferred however we also accept VISA, MasterCard, and Discover.  No refunds for early departures.

                                                     Check- out time before 10:00 am. 

Dock space for one boat is provided with a cabin rental. Additional dock space is limited, please reserve in advance of arrival.  Use of a resort boat is free for registered cabin guests if renting one of our motors.  Cabin parking for one vehicle per bedroom, and one trailer per cabin. 

State law requires that all guests and day visitors register at the office.  Visitors include infants, children or adults visiting for part of, or all day.  Your guests become our guests and we will charge accordingly.  Please notify us when making your reservation of the approximate number of guests and/or visitors you may have.  Visitors staying past 10:00 p.m. will be considered overnight guests and will be assessed an extra person charge.  You are responsible for all visitor/guest charges. We reserve the right to limit the number of people in each unit. 

PET POLICY: Pets must be leashed, supervised, and immediately cleaned up after. Do not leave pets unattended and keep them off furniture. Pet kennels are preferred. Excessive barking will not be tolerated.  You are responsible for any damage caused by your pet.  Leave aggressive breeds at home. No pets belonging to day visitors are allowed.

                                      ABSOLUTELY NO MORE THAN TWO  PETS  PER CABIN.
 

              Firewood is $3/bundle.  Please keep our trees disease free by not bringing in your own wood. 

 A credit card is required at registration to secure unpaid visitor charges, damage, loss, or excessive cleaning charges.   You are responsible for the entire length of stay reserved.
